[CT Birds] leucism

There is a Turkey Vulture in the town next to ours that is also leucistic, nor had I realized how regularly this occurs.  I had never heard the word until the responses to our query regarding the song sparrow we saw yesterday.  How common is this phenomenon and does anyone have any idea what causes it?
