Have any of you paid for sewer or water easements recently? I am wondering
whether there is a typical rate.
We are looking at an easement across a wheat field, undeveloped. (Just
wondering about the payment for the easement itself. Not surface damages.)

Here's what is typical in BA: Once we have completed a survey and obtained a legal description of the parcel we want, we get an appraisal of the fee simple cost of that area (as if we were going to purchase the parcel outright) and then we pay approximately 60% of that amount for a utility easement. We typically also get a temporary construction easement (TCE) in order to access the area around our utility easement area during construction. The legal description for the TCE will be a little different from the one for the easement; you'll want to get your surveyor to give you that as well. Then we pay for the TCE, which is approximately 10% of the fee simple appraised value for each year we are "renting" the access. In other words, if we laying a lot of pipe for a long distance and we aren't sure exactly when construction will begin and end, we may pay 20% of the fee simple value for a 2-year TCE.
