Depending on the boat make, year, equipment and value, I would allow up to $100,000 against the house and only a balance of $140,000 would have to be financed or paid in cash for a beautiful new mountain home. TN has no income tax, the property taxes are very low at $765 a year, and a permanent boat slip at a private dock just below the home will be available for only $11,000 when completed.
