LSR Neighbors, Families and Friends,
many of you are aware and ask for regular updates regarding the back exit gate and timing for completion.
Great news. I am happy to say that we have reached a milestone in our journey. The back gate is functional and operational. Security cameras are functional and being monitored.
It is often said that life is a journey, not a marathon. So was the process to provide a much needed second exit for our community. Due diligence by the BODs and approaching this in a define manner that included the input from those that are directly impacted by this was the right thing to do.
Our journey started almost two years ago with a concern regarding the TXDOT IH 10 construction between Leon Springs and Fair Oaks that would include one way frontage roads. To consider the impact to our neighborhood, the safety of those exiting the neighborhood and the additional travel time of the one way access road, we looked at several options to include a transition or acceleration lane at the front of our subdivision and the re- opening of the gate onto Waterview Drive.
To keep it short, I will give you bullet points of that journey.
Initial discussions at our Oct. 21st 2015 Annual HOA meeting supported the culture that is demonstrated daily in our community. The culture set the tone to be supportive and considerate of the impact on others to include the two immediate homeowners on either side of the common property of the exit gate as well the subdivision that backs up to that gate.
We met with TXDOT and received their input on the plans for the frontage road in front of LSR. Our best option for the community was to utilize the existing gate.
We wanted to get consensus from our community.
We sent out a community survey and had an overwhelming majority approval to open that gate.
We took the input and advisement from you the homeowners as well our neighboring subdivision to understand the full impact this would have from a safety and convenience standpoint.
A traffic study was conducted to fully understand how many people would utilize this exit that turns into Waterview Drive on the north side of the exit gate. The study found little impact to the homeowners along Waterview Drive.
Discussions with the homeowners on either side of the gate continued to include addressing security, privacy and property value concerns, easement agreements for the gates and controllers.
Re-platting of the lots impacted (lots 49, 50 and 51) with easements and property line adjustments.
Tract Surveys completed and filed as defined in the easement agreements put in place.
Updated pricing for gates and security were solicited, formalized and executed against.
Electrical work started in late 2017 which was met with resistance and interference from the homeowners on Waterview Drive.
Electrical work resumed in March of this year with final electrical and security in place mid- June 2018.
Fire Dept. testing of SOS entry passed.
There were many people involved in this journey and Phase I accomplishment.

Just one question/concern. Have the homes closest to the gate on the other
side been informed of the gate being operational? The reason I ask is that
as I have been walking and have noticed that there have been cars on the
other side of the gate parked on the street, blocking the exit. Just wanted
to bringing this up just in case they are unaware that it is operational
now.

Yes, the homeowners immediately outside the gate are fully aware the gate is operational. You are correct that there has been vehicles blocking the County rad. Appropriate notification has been made and vehicles moved.

Also there is a dude living in the trailer house on the left side as you exit who has made rude hand gestures....doesn’t seem real happy about our little exit...
