Hi all
Perhaps some clarification about the large sum being held for the coming need for the streets in our neighborhood is needed. Here is my understanding. As our streets are private and not public, we will at some point need to completely resurface the streets, a massive undertaking. Much like the AC/heating in our homes. this will come due in the next few years given the age of our neighborhood. Those of us who have been here since the early beginning have been contributing to this savings fund, as it were. If we are not good stewards of this fund and it is not there when a large project is needed, a sizeable assessment will be levied on each of us. This might make it difficult to sell homes in our neighborhood and a hardship. We long time residents built this for our community.
I think we can improve the park within our current budget as we have done over the last ten or more years. We all enjoy the community gatherings there. It is part of the hill country appeal with open space.
I think it might be a bit deceiving in size. As I understand, it does not extend to the access road. Perhaps that can be clarified.
For us, there is value in living in a multi- generational neighborhood. That is why we stay. We have made friends from the youngest of us to the oldest. Some of us raised grandchildren here. We do understand the needs young families have and we think we live in a place where neighbors reach out because they see our needs. I hope this never changes, even when we do leave.

Julia, thanks for the clarity. That is correct on the streets. We own the
curbs and streets and are responsible for the upkeep. We do a reserve
study every 5 years to get updates on what is recommended after a site
visit and study. It's more preventative maintenance than repairs. We have
delayed the streets for 2 years now. We have a fund to ensure we can have
a healthy financial statement to take care of our immediate and future
expenses. We don't want to raise the assessment fees if we can manage our
expenses and bring the best value for the homeowners dollars. We are given
the responsibility to be good stewards of your dollars. The back park
fence is the end of our property. It does not go to the access road. That
is owned by a development company..
